How Your Project Comes Together
A successful renovation or construction project starts with a clear plan, realistic expectations and consistent communication. At IK Home Improvement, we use a structured approach to guide major home renovations in Ottawa, home additions and other construction projects from the first conversation through final sign-off.
Our goal is to give clients a clear understanding of what will happen, who is responsible for each part of the work and how decisions, changes and progress will be managed throughout the project.
A Clear, Collaborative Approach
- IK Home Improvement combines detailed planning, practical construction knowledge and active renovation project management to keep projects organized from start to finish. We work collaboratively with clients, trades and professional consultants, with the Statement of Work serving as the foundation for project scope, responsibilities, budget assumptions and scheduling.
- Before work begins, we encourage clients to review the project documents carefully, ask questions and make sure expectations are clear. When the scope changes, the change is documented so that any effect on cost, materials or schedule can be understood before the affected work proceeds.
The first stage is about understanding what you want to achieve and translating it into a workable project scope. We discuss your priorities, the existing property, timing, budget expectations and any known constraints. IK prepares a detailed Statement of Work (SOW). Depending on the project, the SOW may identify:
- Project scope and major stages
- Materials, finishes or allowances included in the project
- Responsibilities of IK, the client and other professionals
- Budget and payment structure
- Expected project schedule and key milestones
- Items that are excluded or require separate approval
Requested additions or changes after the scope is approved are documented in writing through an updated scope or change order. Changes may affect the project price, material requirements and timeline.
Every home and every project is different. During the design stage, we work with you to develop a direction that reflects how you want the space to look, feel and function while remaining practical for the property and the available budget.
IK can provide design guidance and coordinate the professionals required for the project. We review construction feasibility, material choices and technical considerations, and identify where drawings, engineering or other professional input may be required.
Where applicable, proposed work is reviewed against the Ontario Building Code, municipal zoning requirements and other authorities approvals relevant to the project. This is particularly important for structural renovations, home additions in Ottawa and new construction.
Detailed preparation reduces surprises during construction. Before work begins, IK coordinates the information, people and resources needed to move the project into the construction phase.
Planning may include
- Pre-construction site review to identify visible conditions that may affect the work
- Site measurements and verification of key dimensions
- Development or coordination of drawings and project details
- Material and finish selections
- Detailed budgeting and scheduling
- Permit and approval coordination where required
- Procurement planning and sequencing of trades
- Site access, protection and logistical planning
Professional services may be arranged through IK or provided by specialists selected by the client. These may include structural engineers, architects, building designers, interior designers, landscape designers and other professionals required for the project.
When clients bring their own specialists, IK collaborates with them to coordinate drawings, technical information, decisions and construction requirements. The specialists’ roles, fees, deliverables, approval responsibilities and communication arrangements are identified during planning and documented in the Statement of Work where applicable.
For work requiring a building permit in Ottawa, the responsibility for the application and supporting documents is confirmed before construction begins. Required municipal inspections are then coordinated at the appropriate stages of work.
Once construction begins, the focus shifts to coordination, sequencing, site conditions, workmanship and communication. A designated IK site manager coordinates daily activities and works with the project team to keep the work moving according to the approved scope and schedule.
Depending on the project, construction may include:
- Site preparation, protection and demolition
- Excavation, foundations and utility work for additions or new construction
- Structural changes, framing and rough carpentry
- Windows and exterior doors
- Electrical, plumbing, heating and ventilation work
- Insulation, drywall and interior preparation
- Flooring and stairs
- Kitchen and bathroom installation
- Finish carpentry, mouldings and custom millwork
- Painting, fixtures and final finishing work
Throughout construction, IK coordinates crews and trades, monitors progress and workmanship, addresses site issues and keeps clients informed about decisions that may affect the project. Safety requirements and required inspections are incorporated into the construction schedule where applicable.
Our construction project management in Ottawa is designed to provide one coordinated point of responsibility while keeping the client informed throughout the work.
As construction nears completion, IK carries out an internal quality assurance check and follows up on outstanding items before the client walkthrough. The project area is also cleared of construction materials, waste and debris so that the completed work can be reviewed properly.
IK and the client then complete a final walkthrough together. Any items that require adjustment or completion are documented and addressed in accordance with the agreed project scope.
The project is formally closed once the agreed work has been completed, outstanding items have been addressed and the contractual requirements have been satisfied, including full payment. Final documentation, approvals or project records are provided where applicable, and the project is completed through formal client sign-off.
After Project Completion
- Warranty and Support
Warranty terms depend on the type of project and the signed contract. For renovation work, applicable warranty coverage and responsibilities are set out in the project agreement. For qualifying new homes, statutory warranty coverage applies in accordance with Ontario requirements and the applicable new-home warranty program. - Your Feedback Matters
After completion, clients may be invited to provide feedback about their experience. We use this feedback to review our processes, strengthen communication and continue improving the way IK projects are delivered.
