This major redevelopment involved demolition of the original bungalow and construction of a new approximately 6,000 sq. ft. multi-unit rental building with about 12 residential units.
Although residential in use, the building was constructed under the more comprehensive code requirements applicable to Part 3 multi-unit construction. The project required extensive fire-rated assemblies, acoustic separation between units, emergency egress, accessibility provisions and coordinated building systems throughout.
A key challenge was achieving a high level of fire and acoustic separation between individual rental units while using the available space efficiently. The project also required careful coordination of structural, mechanical, accessibility and life-safety requirements, including two stair systems, an evacuation stair, an accessible entrance ramp and an accessible unit with a private bathroom.
| Flooring | LVP |
| Wall finishes | Fire-rated drywall |
| Countertops | Quartz |
| Cabinetry | Formica |
| Windows | Triple-glazed |
| Paint | Benjamin Moore |
The property was completely redeveloped into a purpose-built multi-unit residential rental building combining efficient space planning with the higher fire-safety, acoustic, accessibility and life-safety requirements of Part 3 construction.
