Second-Storey Additions in Ottawa
When you need significantly more living space but want to stay in your current home and neighbourhood, a second-storey addition can transform the way your house works without expanding farther into the yard. IK Home Improvement coordinates the structural review, design requirements, engineering, construction and finishing needed to integrate a new level with the existing home.
When Building Up Makes Sense
As a type of home addition, a second-storey addition is often considered when the existing home is well located and worth keeping, but the available floor area no longer meets the household’s needs. It can provide substantial new space while preserving more of the existing lot for outdoor use, parking or landscaping.
- Additional bedrooms and bathrooms
- A new primary bedroom suite
- Family or flexible living space
- A home office or study area
- Laundry or storage space on the bedroom level
- A reconfigured staircase and improved circulation
- Additional space above part of the home or an attached garage.
Can Your Existing Home Support a Second Storey?
This is one of the first questions that must be answered. Adding another level changes the loads carried by the existing foundation, walls and framing. Before a design is finalized, the existing structure should be reviewed to determine whether it can support the proposed addition and where reinforcement may be required.
Depending on the house and the proposed design, the review may include the foundation, load-bearing walls, floor framing, roof structure, beams, columns and load paths. Structural engineering is required where a professional structural design or confirmation is needed.
Technical Planning for a Second-Storey Addition
Second-storey additions require careful sequencing because new construction must be connected to an occupied or existing structure while protecting the home below. Planning typically addresses:
- Structural reinforcement and temporary support where required
- Removal and reconstruction of the existing roof
- Temporary weather protection during exposed stages of construction
- New floor and wall framing
- Stair location and connection between levels
- Extension or upgrade of electrical, plumbing, heating, cooling and ventilation systems
- Window locations, egress requirements and natural light
- Rooflines, drainage and exterior building-envelope connections
- Integration of exterior cladding and architectural details
- Coordination of required drawings, permits and inspections
Designed to Look and Function as Part of the Original Home
A successful second-storey addition should not feel like an unrelated structure placed on top of the house. The new level needs to work with the existing proportions, rooflines, windows, exterior materials and interior circulation. Inside, the staircase, room layout and building systems should connect naturally with the main floor.
As the renovation contractor, IK works with the project design and technical team to coordinate the new structure with the existing home and to resolve construction details before they become site problems.
Can You Stay in the House During Construction?
Second-storey construction is generally more disruptive than a rear or side addition because the existing roof is removed and major structural work takes place directly above the occupied part of the home. Temporary relocation is often the most practical option during at least part of the project.
The amount of time the home can remain occupied depends on the construction sequence, access, weather protection, utility interruptions and the extent of work on the main floor. These conditions should be discussed during planning so the household can prepare before construction begins.
What the Project May Include
- Site and structural review
- Coordination with engineers, designers and other required specialists
- Demolition and roof removal
- Structural reinforcement where required
- Framing of the new level and roof
- Windows, exterior doors and building-envelope work
- Electrical, plumbing and HVAC extensions or upgrades
- Insulation and drywall
- Bathrooms and other interior construction
- Flooring, stairs, trim and finish carpentry
- Painting and final fixtures
- Site coordination, quality assurance and final project closeout
The Addition May Affect More Than the New Floor
A second-storey addition can also involve home renovation work in parts of the existing house. The staircase may need to be created or reconfigured, structural walls may need reinforcement, and existing electrical, plumbing or HVAC systems may need to be extended or upgraded to serve the additional space. Some main-floor ceilings, walls or finishes may also be affected where structural connections or building systems are modified.

FAQs About Our Second Storey Addition Services
Can every house accommodate a second-storey addition?
No. The feasibility depends on the existing foundation and structure, the proposed design, property constraints and applicable municipal requirements. A structural and project-specific review is needed before the addition can be confirmed.
Can a second storey be added over only part of the house?
In many cases, yes. A partial second-storey addition may be appropriate when only a certain amount of new space is needed or when the existing structure, roofline or project design makes a partial addition more practical.
Can living space be added above an attached garage?
Potentially. The garage foundation, walls and framing must be evaluated to determine whether they can support the additional load or require reinforcement. Fire separation, insulation, heating and connection to the main house also need to be addressed as part of the design.
Will the existing heating and cooling system be enough for the new floor?
Not necessarily. The existing system should be assessed against the additional floor area and the new layout. The project may require extensions, modifications or an upgrade to the heating, cooling and ventilation system.
What happens to the house when the existing roof is removed?
Roof removal and new framing are planned in controlled stages. Temporary weather protection is used as required, and the construction sequence is coordinated to limit exposure of the existing house while the new structure is built.
Will a second-storey addition require changes to the main floor?
Usually some changes are required. The project may affect the staircase, structural supports, ceilings, walls, electrical or mechanical systems. The extent depends on the existing house and the design of the new level.
What Our Clients Say About IK Home Improvement

After very unsuccesfull communication with contractors that were appointed by our insurance, we decided to contact IK Home improvement and never regret it.

IK Home Improvements had been recommended by a colleague.
Based on several visits to discuss various repair options and the scope of the repairs, IK was chosen based on value and overall impression
Igor from IK was exceptionally pleasant and patient to deal with
The workmen arrived on schedule and finished on schedule.
The workmanship was excellent
Great care was taken to prevent damage to adjacent decks, flowers and shrubs
We received excellent service from a first-class company

When shopping around for quotes, interacting with contractors felt like pulling teeth. Half the companies I reached out to never responded, of those that did respond, some ghosted after the first interaction, of those that continued, some needed following up with to actually schedule a consultation, of those I consulted with, half were late or asked for a ridiculous number of reschedules, some required following up with to get a quote, and some just ghosted me after the follow ups. BY COMPARISON I think I heard back from Igor within a few hours of my initial inquiry, after a quick exchange to confirm availability, HE SENT A CALENDAR INVITE (literally no one else used this most basic of modern technology), and showed up 1 minute early/perfectly on time. After the consult I think I had a quote within 24 hours? To be honest, Igor had more or less won me over just based on this initial experience. If other companies were so difficult to communicate with when they could get money out of me, how could I trust them to communicate throughout the job?
This pattern held true throughout the work, Igor (and Alex) were both extremely communicative, our messages to each other throughout the job were typically answered in hours not days. The software they use for planning and tracking jobs was great! It was super easy to keep on top of any open discussions or task statuses, what was upcoming, etc. THE JOB FINISHED AHEAD OF SCHEDULE. How often do you hear that?
We've been very happy with the quality of the work. The experience of working with Igor & IK was a joy. We'll be 100% using them for upcoming work.
